How We Bought a Cave at a Tax Sale

Come along with us as Jason and I show you the cave we purchased in a Tax Sale here in Marion County, Tennessee back in 2015. This cave is on five wooded acres, has a 163 foot deep entrance pit, followed by a second wet 40 footer and is 275 feet deep. This cave actually goes below the valley floor that we walk in to get up to it. In Tennessee, when you purchase land in a tax sale, you have to wait twelve months (1 year) after the sale before it is legally yours. The landowners do have the right to come back during those first twelve months and re claim their land but after 12 months, it legally becomes yours and the deed is changed into your name. If they do come back within those twelve months there is a 1% interest rate per month (up to 10 months) they have to pay so regardless it is still an investment. However, Jason and I were extremely thrilled when they did not come back and reclaim the land as it now is legally ours and we officially own a cave, which is every cavers dream. Jason and I look at this cave as protecting it for conservation and for future cavers as it is surrounded by an area which is heavily logged and mined for surface rock.
